The Real Estate is located
on township road 1275E. This is a gravel/dirt road that
goes North out of Henton, Illinois (follow the signs).
The farmland is flat to gently rolling.
The Real Estate will be
sold in 2 tracts. The Real Estate has been farmed as one
farm, therefore all USDA information is on the whole
farm not as 2 tracts. Township road 1275E separates the
property in half. The farmland North and East of 1275E
RD will be Tract I, the farmland South and West of 1275E
RD will be Tract II.
Farm is enrolled in the
ARC program through the year ending 2018. The successful
winning bidders will be obligated to this program for

Terms and Conditions:
10% down the day of the auction with the balance due
on or before April 1, 2018. The successful bidders will be required to
enter into a written contract agreement day of auction.
Title information, survey papers and contract can be
inspected by contacting First Illinois Title Group LLC,

Nancy Handegan, Attorney at Law. Prospective bidders
should have financing in place prior to auction. Sellers
will give successful bidders credit for the 2017 taxes
at closing based on the 2017 taxes. Successful bidders
will assume all taxes thereafter. Title policy showing
merchantable title will be furnished subject to
easements and restrictions of records in place. Sellers
rights in minerals will be conveyed to successful bidders
but not warranted.
Farming and Tenants rights
will be conveyed to the successful bidders the day of
Tracts I and II will be
offered individually and will not be combined.
Fall tillage has been
completed however no fall fertilizer was applied.
Announcements day of
auction takes precedence over all printed matter.
